Buyer checklist
A luxury finish is not due diligence
At the upper end of Poblado, the expensive mistakes hide in the building, the administration, the slope and the assumptions behind the “premium.”
Building before unit
- Age and maintenance history
- Administration budget and extraordinary assessments
- Elevator redundancy and generator coverage
- Water, parking, access and delivery logistics
View premium test
Ask what exactly creates the premium: protected view, floor, orientation, noise separation, terrace depth, or merely staging. A view can disappear behind future construction.
Lifestyle friction
Upper Poblado can be beautiful and inconvenient. Test school runs, groceries, ride-hailing, rain, walking grades and evening traffic before deciding the hill is worth it.
Resale audience
Very customized luxury units can have a smaller future buyer pool. Decide whether you are optimizing for your own use or broad resale appeal.
