Poblado Luxury exists because the English-language information about renting in Medellín is mostly written by people selling something, and it shows. Rents get quoted without the building fee. Deposits get treated as normal when the statute prohibits them. Short-let listings get promoted in buildings whose bylaws forbid short lets.
So this site does the unglamorous thing: it publishes the rules, cites where they come from, and says plainly what each neighbourhood is actually like to live in — including the parts that would put you off.
We publish free guides to renting in El Poblado, and we take enquiries from people who want help finding a specific building. When we can help, we introduce you to people we have reason to trust. When we cannot, we say so.
Two ways, both disclosed. We may receive a referral fee from agencies or property managers when an introduction leads to a signed lease — paid by them, never by you, and it does not change what you are shown. And we may earn a commission on short-stay accommodation booked through partners linked on this site, again at no extra cost to you.
We are not a licensed real estate agency and we do not act as your agent. Colombia has no licensing board for agents, which is exactly why we tell you how to check one yourself in our guide to rental scams.
Anything legal is cited to the statute or decree it comes from — Ley 820 de 2003 for residential leases, Ley 675 de 2001 for buildings, Ley 2068 de 2020 and Decreto 2590 de 2009 for tourist accommodation. Figures that move, like the CPI cap on rent increases, carry the year they belong to and get reviewed each January when DANE certifies the new number.
